About This Project
In early 2015, Tri-State International – a large office center owned by Colliers and located in Lincolnshire, IL – announced that they would be leasing two buildings totaling 209,000 SF of space to CDW. Since the property has remained largely vacant since 2013, CDW wanted to build out the space and Colliers required an upgrade to the old temperature control system that would increase the building’s overall energy efficiency.
The challenge was to install a new BACnet network and controls for both existing and new VAV terminals, as well as program, commission and balance the system before the mid December move-in date.
For over 20 years, Kroeschell has maintained a partnership with the office center, so when it came time to select a contractor to complete the control work, Kroeschell was their
company of choice.
Due to the large scale of this project, it was important that the needs of the building engineering staff were understood. This meant Kroeschell needed to provide a system that fit their operation and would also be a useful engineering tool. In this case, that included installing a system in the tenant space that allowed engineers to remotely access the controls from any location.
Kroeschell ultimately installed:
- Schneider Electric Andover BACnet controllers for over 396 VAV terminals.
- New front-end work station in an adjacent building that was fully accessible by the building engineers from any building.
Kroeschell’s solution qualified the building for an energy saving rebate totaling $55,000.
Additionally, our understanding of the customer’s needs allowed us to install new controls that the engineers were able to quickly familiarize themselves with and can be easily adjusted from anywhere on the campus.
