Description
The On-Site Supervisor has direct responsibility for all operations and maintenance (O&M) efforts for a particular site. The Supervisor will schedule Preventive Maintenance, Repairs, and obtain the parts and materials needed to execute the work within the required completion dates. The Supervisor will coordinate with the Facility Manager to ensure the work is completed without interfering with museum and library operations. The supervisor must be on-site Monday through Friday, 7am to 4pm. The supervisor will report to a Project Manager off-site.
This is a working supervisor role. The supervisor will direct the efforts of trained maintenance personnel and a custodial staff. The Supervisor will also administrate subcontracts to accomplish work that cannot be performed by their maintenance staff. The Supervisor will address all quality control aspects of the contract. The Supervisor will ensure all work is completed within the terms of the contract.
The Supervisor shall be technically qualified in the field of Building Operation and Maintenance and will have, as a minimum, three (3) years experience supervising a diversified work force responsible for operations, maintenance, and repair of building infrastructure systems. The Supervisor will be familiar with the various codes and standards applicable to the O&M tasks covered by NFPA, EPA, and Occupational Safety and Health Administration (OSHA) codes and standards. It is considered a strength if the Supervisor possess skills in MAXIMO computerized maintenance management software (CMMS) and building automation and controls systems. Additionally, a current HVAC license, certification, or diploma from an accredited HVAC trade school is a strong plus.
The Supervisor must have the ability to communicate and interact with employees, clients, and subcontractors. The Supervisor must have the ability to pass a drug screen and comprehensive government background check. The Supervisor must display a mature attitude with good judgement and shall have the authority to take immediate action to resolve situations requiring immediate attention. The Supervisor shall have total responsibility for acceptable performance of work for all employee and subcontractor efforts. The Supervisor must maintain frequent liaison with the client Facility Manager to provide information and ensure that all potential issues are quickly resolved. The Supervisor shall be responsible for documentation and submission of monthly status reports.

FULL DESCRIPTION
LICENSED APPRENTICE OR JOURNEYMAN PLUMBER, Dallas Texas, 75205
GENERAL RESPONSIBILITIES (Full-Time) 40+ hours a week with occasional overtime.
Perform technical work in installing, repairing, and troubleshooting plumbing systems and assist with maintenance and repair of building and site systems.
ESSENTIAL TASK(S)
Must be able to read and interpret plumbing blueprints and drawings, troubleshoot, repair, and install plumbing systems as required.
KNOWLEDGE, SKILLS, AND ABILITIES
Comprehensive knowledge of methods, materials and equipment used in installing, repairing and maintaining plumbing equipment to include water softener systems, back flow systems, condensate booster recovery systems, solar water heating systems, hydraulic systems and fire suppression systems; comprehensive knowledge of occupational hazards and safety precautions in the workplace; ability to prepare estimates and order materials for maintenance and repair jobs; ability to exercise independent judgment in determining operation conditions ; establish and maintain effective working relationships with associates and customers. Willing to assist in other trades when they need assistance.
EDUCATION AND EXPERIENCE
- Possess (3) years of experience as a licensed apprentice or plumber
- Active in or a recognized plumbing apprenticeship program
- High School graduate or equivalent
- Valid Driver’s License
PHYSICAL REQUIREMENTS
- Significant standing, walking, moving, climbing, carrying, bending, kneeling, crawling, reaching, handling, pushing, and pulling. Ability to lift to 100 lbs.

Potential Job Responsibilities
- Service Repair Sales, Contracts and Budget Estimating
- Generate new sales/customers and maintain existing customer base
- Maintain and build relationships with clients by offering competitive and accurate bids and providing innovative solutions to new and current customers
- Propose Inspection contracts to prospective customers
- Ability to read and understand mechanical piping, HVAC and Electrical drawings
- Solicit quotations from suppliers and subcontractors to provide an accurate proposal to a customer’s repair solution.

- Support our service technicians with providing repair pricing and scheduling the approved repairs or replacements
- Manage multiple projects and technicians simultaneously with the Dispatch person and other account managers.
- Review contracts to ensure compliance
- Direct and monitor sold projects from start to completion
- Meet with contractors and vendors to ensure quality product and timely deliveries
- Create/process submittals, RFIs, change orders, billings, closeout documents and other project related documents/processes
- Work with other Kroeschell team members to facilitate and oversee field crew installations and subcontractors on multiple projects – regular interaction with union tradesmen
- Support service technicians and field staff with project needs
- Visit projects to review work and ensure safe/on-time field installations.
Experience/Education
- Prior experience as an Account Manager, Service Sales Individual within the commercial/industrial mechanical trade with estimating and/or project management (or technical training in mechanical HVAC field)
- 5-10 years experience in the HVAC Service and repair industry
- Basic knowledge of accounting
- Proficient in Microsoft suite of general office programs
